Technical Details
The project involves the construction of the new Dry Port and Infrastructure Maintenance Facility in Tallinn, Estonia, in a 450.000,00 m² plot. The facilities include 11 buildings and 18 railway tracks.
Infrastructure Maintenance Facility (IMF): This facility is designed to support the repair and maintenance of railway equipment. It includes independent track access to material storage areas (sleepers, rails, ballast), a specialized rolling stock maintenance building, and a refueling area.
Dry Port (DP): This acts as an inland intermodal freight terminal connecting seaports to the rail network. It provides logistics services such as cargo consolidation, warehousing, customs inspections, and maintenance for intermodal loading units.
The project area is divided into two operational units with specific buildings:
IMF Buildings: Includes the Rolling Stock Maintenance Building, Firefighting & Rescue Trains Building, a Warehouse & Maintenance Building, a Rolling Stock Shelter, and an Office Building.
Dry Port Buildings: Includes a Check-in/Check-out facility, a Drivers’ Rest Area, a Warehouse Building, and an Office Building.
Railway and Road Networks:
Railway Tracks: The design includes an extensive internal track system connected to the Rail Baltica main line. Specific tracks are designated for different functions, such as maintenance (Track 01a), ballast loading (Track 04a), gantry crane operations (Track 05), and container yards (Track 09).
Road Network: Connection to the external road network is achieved via a roundabout near the Tallinn-Lagedi road. The internal network features two-lane roads designed to safely handle heavy vehicle traffic.
Parking: The design provides 136 parking slots in the IMF area and 85 slots in the Dry Port area.

HVAC and Water: Independent systems for heating, ventilation, air conditioning, water supply, and sewerage for both IMF and DP.
Electrical and Lighting: Designs for power cable routing, outdoor lighting, and electrical installations.
Communication and Automation: Low-current systems and Building Automation and Control Systems (BACS) to manage operations.
Safety: Detailed Fire Safety reports and Fire Fighting systems for all buildings and shelters.
5. Civil and Environmental Design Foundations
Geotechnical & Topographical: The design was informed by 93 boreholes (up to 8.8m deep) to assess ground stratigraphy and groundwater. Topographical surveys were used to create a detailed 3D model of the project site.
Drainage: A master drainage design including underground pipe systems and ditches.
Environmental Impact: A noise impact assessment was conducted to evaluate emissions during both the construction and operational phases.



Surveys: Geodetic (topographical) and geotechnical surveys.
Design: Master planning, railway alignment and substructure, railway superstructure, architectural, structural, electrical, telecommunications and HVAC design.
