Renovation of the headquarters of Bausparkasse Schwäbisch Hall

The expansion has started: Bausparkasse Schwäbisch Hall is gradually renovating its head office in Schwäbisch Hall, Baden-Württemberg. In the first stage, two buildings of the extensive building stock will be refurbished. Now the finalized 3D overall planning of all specialist trades is going into execution. OBERMEYER was commissioned with the overall planning for these refurbishments.

The existing buildings are in the same technical and office design condition as the last major site optimization project from 1995. The new building strategy provides for sustainable, energy-efficient, structural and technical modernization. Modern working environments will be created.

New offices on a redevelopment area of 8000 m²

The first stage comprises the refurbishment of the technical equipment and the interior fittings of office buildings G and H, which were commissioned in 1983.
The refurbishment area here covers around 8000 m².

In total, new office space for around 600 employees will be created on four floors in Building H, which will be designed according to the requirements of “activity-based working”. The project also includes renovation of the roofs. At the same time, a photovoltaic system will be installed and an exterior, open escape stairwell will be newly built.

The deconstruction measures include the entire interior work and thus the gutting down to the shell in the office areas, which will be carried out floor by floor from top to bottom.

3D model for collaboration across locations

OBERMEYER Gebäudeplanung was commissioned with the general planning, the basic evaluation, the preliminary, draft, approval and execution planning, the awarding of contracts, the construction supervision, the deconstruction planning as well as with the remediation of the building pollutants.

Thanks to a 3D master model, the cooperation is cross-location: The Karlsruhe and Wiesbaden sites are responsible for the architectural planning, while the TGA planning is provided from Munich. Project manager Claus Wannenmacher: “Team spirit was always atthis exciting project’s forefront. More than 120 colleagues from OBERMEYER are involved and are doing an excellent job throughout. Refurbishment without interrupting operation of the technical systems

Construction in existing buildings is the supreme discipline: The major challenge of the project is to refurbish the technical systems in the basement and the print shop on the first floor without interrupting operations.

Quality assurance is carried out permanently in all phases and areas. In addition, all 3,400 Schwäbisch Hall employees at the site are called upon to evaluate OBERMEYER’s performance during and after construction work.
