Technical building services engineering

Technical building services engineering within OBERMEYER employs over 150 key experienced staff in four locations, making us one of the largest technical services engineering organisations in Germany. The whole spectrum of building service engineering is provided by our in-house specialist engineers.

We work on overall design projects in addition to specialist individual tasks for various systems both within and outside the OBERMEYER Group. Moreover, specialist overall design projects (pharmaceutical production buildings) are managed by our technical building services experts, and this is a key attribute of ours.

By virtue of the large number of different buildings, infrastructure and transportation design projects in Germany and abroad, we have a very great wealth of experience that can be offered.

Supply technology – Heating, ventilation and plumbing

Under the HOAI (German scope definition for Architects and Engineers), the field of supply technology services consists of system groups 1, 2, 3 and 7.

This field of expertise comprises the following disciplines:

In collaboration with our colleagues who specialise in building automation and systems simulation we develop energy-optimised and innovative building technology.

Our speciality lies in the interdisciplinary integration of potential solutions. The BIM method is as integrated in our work flow as the expertise of our specialists in fire life safety.

Our portfolio extends from projects in the pharmaceutical sector, well known sports and leisure facilities through to the biggest educational construction project in Bavaria.


Electrical engineering

With over 50 skilled professional employees engaged in power engineering, we work on complexed electrical design projects throughout Germany and abroad. Over the last few years, in addition to new construction projects, we have been predominantly involved in renovation and refurbishment projects within the cultural building sector.

This includes the installation of innovative new technology for famous listed buildings in and around Munich as well as airfields.

BIM design tools are also used in this area of expertise. We were able to gain our experience in BIM design over ten years ago on a large project in the United Arab Emirates - the New Al Ain Hospital. These major overall design projects assisted us with our in-house development of software which can, for example, provide precision routing of power lines.


IT technology, low-voltage current, audio and video technology

Digitalisation requires new approaches and solutions in building technology. This is why, in the telecommunications sector, the disciplines of IT and telecommunications technology have now been combined with audio and video technology (AV). Specialists in AV demonstrate their capabilities on a daily basis in innovative specialist projects. With the Dubai Electricity and Water Authority (DEWA) headquarters building in Dubai, new standards were set in the field of SMART Building, and this new technology has not even been fully implemented in Germany yet.

    Over the last few years, this sector has grown continuously, and has adapted to the requirements of the IT technology market. The upgrading and revitalisation of cultural structures like the "Zeiss Grossplanetarium" (Zeiss planetarium) were of particular significance. In addition, there are interlinked traffic control centres and projects from the biomedical technology sector.


    Vertical transportation and conveying systems

    Vertical transportation and conveying systems technology is one of the specialist fields for Technical Building Services Engineering. Through close collaboration with our in-house colleagues in transportation and infrastructure division with major projects such as the "Deutsche Bahn" (German Rail) a team of transport technology designers became established.

    This field of expertise provides manufacturer-neutral design for

    • Elevator systems
    • Travelators
    • Crane systems
    • Façade access systems
    • Accessible elevating platforms

    and other transport systems.

    As prequalified specialist designers and framework partners for Deutsche Bahn, we design elevators, transparent shaft frames and travelators for passenger terminals and transport infrastructure. Transport calculations and capacity simulations form part of our range of services, along with 3D visualisations or design work based on Building Information Modelling (BIM).


    Building automation, instrumentation and control engineering

    In this era of SMART Building, the significance of building automation is increasing rapidly. This is why OBERMEYER continuously invests in the expansion of its building automation department. Our specialists in instrumentation and control engineering assist with OBERMEYER in-house projects in addition to a large number of bespoke building automation projects in Germany and abroad.

    This enables us to achieve our objective of energy-optimised system operations in our designs. Maintaining close links with our own in-house Institute for Building & Energy Efficiency is therefore crucial.

    This diverse range of tasks has also given rise to in-house software developments. The new VDI 3814 standard as well as digitalisation of the sector in general presents us with new challenges to which we provide an even stronger and more interlinked cooperation between our specialist departments.


    BIM (Building Information Modeling)

    The BIM method is, and was, the design philosophy of OBERMEYER and has therefore always been part of the OBERMEYER genetics. Leonhard OBERMEYER was one of the first designers in Germany to recognise the significance of digitalisation for his sector, and he purchased his first mainframe computer back in 1967 to assist with design. Through collaboration with the The Leonhard OBERMEYER Center  at the Technical University Munich, we have access to research projects in the field of digitalisation and the very latest design methods.

    OBERMEYER has set itself the objective of applying the BIM design method to all of its projects. In Technical Building Services Engineering, we have achieved this objective. Due to the in-house scope for further training as BIM managers, and through our own BIM specialists we have been able to expand our broad range of expertise across all sub-disciplines .

    Our team at the Institute for Building & Energy Efficiency works on specific bespoke projects in collaboration with our specialist departments on sustainable solutions for building and infrastructure projects both within the OBERMEYER organisation and for other design consultancy practices.
